Which school districts serve Manhasset and Great Neck?

  • Manhasset Union Free School District: two elementary schools, Munsey Park and Shelter Rock, and Manhasset Secondary School for grades 7–12.
  • Great Neck Public Schools: four elementary schools (E.M. Baker, John F. Kennedy, Lakeville and Saddle Rock), North and South middle schools, North and South high schools, and the Village School.

One thing that surprises many buyers: school district lines don't always follow the mailing address or the town name. Before you make an offer, we confirm which district and which schools serve that exact address.

How long is the commute to Manhattan?

Great Neck, Manhasset and Plandome are stops on the LIRR's Port Washington Branch. Depending on the train, the ride is roughly 25 to 40 minutes, and some rush-hour trains run express.

Some trains go to Penn Station and others to Grand Central Madison, so check the destination of the train you take. Schedules change, so we always suggest checking the MTA TrainTime app for the current timetable. Which station is closest, and how you'll park at it, is worth thinking about when you choose a house.

What are the villages, and why do they matter if I want to renovate?

Both areas are made up of small incorporated villages, plus unincorporated areas.

  • Around Manhasset: Munsey Park, Plandome and Plandome Heights, and parts of Flower Hill, Plandome Manor and North Hills.
  • On the Great Neck peninsula: villages such as Great Neck, Great Neck Estates, Great Neck Plaza, Kings Point, Kensington, Russell Gardens, Saddle Rock and Thomaston.

Each village has its own building department and its own rules for permits, additions and renovations. Unincorporated areas follow the Town of North Hempstead. What is everyday life like for shopping and healthcare?

  • Manhasset: the Americana Manhasset and the shops of the Miracle Mile along Northern Boulevard, plus smaller shops and restaurants on Plandome Road near the train station.
  • Great Neck: Great Neck Plaza and Middle Neck Road have a walkable mix of shops and restaurants.
  • Healthcare: North Shore University Hospital, a major hospital, is in Manhasset.

We point these out and make sure they're checked, with flood maps and a professional home inspection, before you commit.

What services do you offer sellers?

We offer a light service and a full service, so there's an option that fits you.

  • Light service: we list and market your home, guide you through the process, and you host your own showings and open houses.
  • Full service: we handle showings and open houses, and free staging is included. See our staging examples.

Commissions are negotiable, and total commission is typically 2–4% (both sides combined), depending on the home. We'll also give you a free estimate of your net proceeds, so you know what you'd keep after commission and closing costs.

Selling here also means knowing the villages. We give your home its best presentation, and we know each village's process: we pull the village records for your house (permits, certificates of occupancy, plans and surveys) and help resolve violations or open permits before they hold up your sale.
